Richard provides specialist lease end strategy advice to landlords and tenants across a range of assets. He also has experience in providing technical due diligence building surveys, Schedules of Condition, Reinstatement Cost Assessments and Contract Administration on construction projects.

Richard has experience in providing detailed terminal schedules of dilapidations on behalf of landlords and representing tenants. He negotiates terminal claims using his diverse skill set which includes strong technical construction knowledge, key understanding of contractual lease obligations and robust negotiation tactics. He has advised landlord clients on a total of £5,250,000 in dilapidations claims. Recently, Richard supported Mapeley on a c.£310,000 dilapidations claim at a multi-let office. 

He advises on the best strategy to operate conditional break clauses, mitigate lease end liabilities and provide an estimated dilapidations figure for budgeting purposes. He has recently advised the Instant Group as an occupier across their portfolio and recently settled a claim reflecting £120,000 or 83% savings, by leveraging complex contractual arguments.

Richard is currently supporting a senior partner in preparing an Expert Witness report for arbitration. He is providing capital expenditure budget figures on a national portfolio of properties for a rent review. His key clients include occupiers such as Tilney Smith & Williamson, The Instant Group, Maximus UK Services and The Ardonagh Group; and landlord clients include the Steel Supply Company, Roehampton University, Grosvenor Estates and City of London Corporation.
